Engaged by Quinn Residences as Development Manager, Placewell is delivering Snapping Shoals in Henry County, Georgia - from the ground up, from land planning and entitlements through to horizontal development across 287 pad-ready lots, community amenity design and construction, and final handover.

Land Planning & Entitlements

Placewell led the land planning and entitlements program for Snapping Shoals on behalf of Quinn Residences, taking the undeveloped site through master plan preparation, Land Disturbance Permit (LDP) approval, and Preliminary Plat approvals with Henry County. Working alongside Moore Bass (civil engineer) and Pape Dawson (surveyor), Placewell coordinated all design submissions and agency responses, establishing the full regulatory foundation required to bring 287 single-family lots to construction-ready status.

Contractor Procurement & Development

With entitlements secured, Placewell managed a competitive procurement process, engaging and overseeing United Grading as civil contractor for the full horizontal works program, including roads, utilities, drainage, and grading, delivered to the specifications of Quinn Residences and homebuilder Havenn. Placewell managed all detailed design procurement including LDP revisions and bridge design, coordinated geotechnical investigations, and maintained the project budget and schedule across the construction phase through weekly site inspections and Project Control Group (PCG) meetings.

Community Amenity Delivery & Handover

In parallel with the horizontal works, Placewell managed the full design and construction of the Snapping Shoals community amenity precinct. Working with AH2 Architecture, Cortland Design (interiors), and Brunson & Co (landscape architecture), Placewell coordinated the amenity design program before procuring and overseeing DeNyse (signage contractor), Southern Design Landscaping (landscaping contractor), and ChapCo Design Build as amenity contractor, delivering the clubhouse, pool, entry monuments, and community landscaping to Quinn's requirements. Close-out activities include as-built drawings, final plat approvals, bond placement, and formal handover of all 287 finished lots to Quinn Residences and Havenn.
