Engaged by Trilogy Investment Co. as Development Manager, Placewell is delivering Heron Pointe - a 414-lot residential community across 184 acres in Hardeeville, South Carolina, from pre-acquisition due diligence through to community handover, to national builder - NVR / Ryan Homes.

Acquisition & Due Diligence

Engaged by Trilogy Investment Co. ahead of closing, Placewell prepared a comprehensive Site Investigation Report (SIR) covering feasibility, financial viability, and market potential. The review spanned geotechnical findings, environmental studies, cultural resource surveys, traffic assessments, and permitting status across all five phases, identifying key risks including significant jurisdictional wetlands and challenging soil conditions, and providing targeted mitigation strategies. This gave Trilogy the confidence to proceed with the acquisition of the Heron Pointe property and deliver the project in accordance with their agreement with NVR / Ryan Homes for delivery of 414 finished lots and community amenities.

Planning, Entitlements & Design

As Development Manager, Placewell has coordinated the final design, permitting, and entitlement activities across all five phases. Working alongside Ward Edwards Engineering, the team secured SCDES NPDES and PTC approvals, SCDOT encroachment permits, Plat approvals from the City of Hardeeville, and FEMA LOMR flood zone compliance once each phase is completed. Placewell also designed and is fast-tracking the delivery of a dedicated Phase 1a — delivering community amenities, model home lots, and NVR's sales center within the first 12–14 months to support early market activation.

Construction & Community Delivery

Placewell managed a competitive tender process, recommending and overseeing Cleland Site Prep for all horizontal site works — from mass grading and utilities through to paving, streetlighting, and landscaping. In parallel, Placewell is leading the design and construction of the community amenity precinct with AH2 Design and Alan Glassberg, to deliver the clubhouse, pool, entry monument, and open spaces. Lot inspections, as-built drawings, HOA establishment, and final plat approvals are yet to be completed across all five phases, delivering a finished community ready for NVR / Ryan Homes to begin building homes, and commence their marketing and sales efforts, in accordance with the agreed takedown schedule.
